In my country they also factor in an 'average cost of living' So even if you can prove that you only spend a certain amount on food/car/etc, and have never spent more than that, which they know because they're your bank and they have all your transactions ever, they'll still calculate like you're going to be spending the average cost of living So even if you could pay off more and they know that, they still won't lend it to you, because the people in a city 200km away from you have more expensive lives and wouldn't be able to make those repayments

The part he doesn't mention is that the banks know that the mortgage is not the only cost The rent is the most you will pay to live there, the mortgage is the least you will pay to live there Ask any homeowner if they have ever had any unexpected house bills? New roof? AC failed? The banks know this and need to protect their loan (not saying i like it, just pointing out the flip side that he doesn't mention)

I qualified for a 303K condo at 615 a year ago in CA my mortgage plus HoA is just under $2,500 and I make 60K/year brbrI had to finish paying off my car (only had a couple grand left) to lower my DTI and it was a VA loan so I don’t have PMI or it wouldn’t have worked brbrIt was an absolute pain in the ass but now that it’s done it’s great Few years and a refinance and I’ll be able to to rent it out and it was also appraised 30K more than I paid for it so got some nice starting equity it’s possible just difficult
