 Great video, lots of great information🔥brbrI live in Arizona and I’m currently working with a buyer that had pre-qualified for a loan with and interest rate of 599 and a down payment grant It’s been a rocky road The lender asked for too many requirements and letters of explanation It’s been 3 weeks and they just told us that the house we have under contract is out of the county in which the program is offered It’s been a mess The only option they offered my client was the Chenoa program at 725 interest rate and now only 6 days before our COE we have been asked for more requirements and still don’t have the CTC 😣

 You don’t want to buy a home with zero down payment that’s how you lose your house good strategy I never heard of assistance I would never know because I don’t qualify the government likes to heard the sheep 🐑

 I’m afraid rate buy downs are gonna cause a future housing crash So many people are banking on rates going down Can they really afford the payments without the rate buy down? Seems way too risky

 In WV we have USDA (0 down payment loan) and WV housing (forgivable grant) There are income limitations, so not everyone can qualify One of my buyers used USDA combined with WV housing grant (up to $10,000) and was able to purchase their home with the only out of pocket expenses being their EMD ($500) and their inspections costs ($500) This is not common We got lucky finding the right deal and negotiating well A lot of sellers will not entertain USDA because they almost always will require repairs after appraisal
