I sort of did exactly what you advise here about searching Sold houses — after our home had been on the market for 6 months (at the wrong time of year) What i noticed was that our floors were showing well in photos but had some condition and quality issues Houses that were quite similar to ours but with LVP flooring HAD sold We spent $6500 putting LVP in LR and hall and carpet in 3 bedrooms (kitchen and 2 baths had neutral porcelain tile from 2017 and 2019) That study was enlightening

I'm an old school property manager We like making 100 y/o places look like brand new high quality 100 y/o places been doing this for many years and knowing we are getting less renter options and, when selling, the price per sf, as compared to "new" designed rehabs, sell for less I know this, but, do it as I choose to

I recently looked at a beautiful home but unfortunately each room was a different color They weren't neutral colors either Bright orange, yellow, and blue I called it the rainbow house It sat on the market for almost a year Paint is expensive but i might have considered painting some of the rooms if i was the owner

The house you're showing is what people can't afford on average because those homes are professionally staged and brand new brThe houses that are affordable are cheaply built and old everything is old old, old Messy, sticky with a poor floorplan to boot Dirty, disorganized Bad vibes if the walls could talk! I bought three homes in my life time and didn't give a rat's ass how those homes were being staged I saw nothing when walking in exept for the bared floor and walls I paid for them because the prices were right Why would any fool paying extras $$$ for staged furnitures that will be long gone even before a sale contract ink dried?

Following color trends (like 50 Shades of Grey😊) is absolutely stupid when looking for a home You have to paint most of the walls anyway (unless you are buying new or renovated homes) because when the furniture is moved or replaced, showing sun fade, picture marks, and damaged areas If the house is 10 or older, you must replace all the electrical outlets to prevent fire!

I get it that you want everything to look good But I think you should also get an idea of what the house actually looks like and sometimes the photography doesn’t do that when my dad sold his house I went online to look at it, and I literally did not recognize it It was misrepresented with the photos I think If I was a buyer, I probably would not have been thrilled But I guess all is fair in this game

OMG - I love all of your advice usually until this comment As viewers watch they are going to get the impression that it is okay to lay LVP over these gorgeous heart pine floors! They need to be refinished - yes, you say it a moment later, but there is no floor with greater value to a historical home (this home is obviously old, like late 19th century) than heart pine floors Sorry - just had to jump in and say this because most sellers will take the cheap way out (LVP) vs bringing out the original beauty of a home like this As an agent, I hate band-aids used in prepping a home for sale - turn of the century buyers are a niche and the true lovers of old homes will take those banged up floors anyway over some cheap substitute! brAs for the house that needs better photos - it was priced at $102/SF - you cannot even build a trailer for that these days I'd grab that just to flip!

I am not sure about the staging Virtual staging I do not like I got disappointed when I saw the actual house For the actual staging, I do not like it also because I may not see the actual things that I will buy All the attention I got are the staging things that they will not be there when I move in I may ignore the most important things because of the staging Recently, I went to see a house, the staging of all the room almost made me ignore the crucial things for this house I try to erase all the staging things from my head and think of this house, for example, the flow of the house We ended up walk away

In Ontario Canada HouseSigma is great to see listings I like that you can see listed vs sold plus if someone flipped the property you can see photos of listing before flip This helps me understand if they just slapped it together and approximately what they spent

You helped us sell our home in May Now that we have moved to another state, we are looking for another home We found a home for sale in the PERFECT LOCATION Unfortunately, this 1997 home had no upgrades done to it since that date and repairs were not kept up My husband and I set a price we thought was fair for the condition of the home (water issues, all new windows needed, furnace, hot water heater and air conditioner need replacing plus bathrooms needing work, etc etc etc) By the time we would bring this up to standard, the cost would make this poor investment Lucky for us, there are always more homes Your info really helped me keep the emotion out of this possible transaction

I have been following you for awhile and took another look at some listings in my area I found one home with a listing photo that showed a pile of toys and boxes in the front yard by the street which were clearly put there to be discarded What agent would put such a photo in a listing??? Not one I would ever hire Ditto for a listing with an incorrect town listed or the one incorrectly referring to its location relative to a neighborhood amenity
