I sort of did exactly what you advise here about searching Sold houses — after our home had been on the market for 6 months (at the wrong time of year) What i noticed was that our floors were showing well in photos but had some condition and quality issues Houses that were quite similar to ours but with LVP flooring HAD sold We spent $6500 putting LVP in LR and hall and carpet in 3 bedrooms (kitchen and 2 baths had neutral porcelain tile from 2017 and 2019) That study was enlightening Comment from : @schex9 |

Following color trends (like 50 Shades of Grey😊) is absolutely stupid when looking for a home You have to paint most of the walls anyway (unless you are buying new or renovated homes) because when the furniture is moved or replaced, showing sun fade, picture marks, and damaged areas If the house is 10 or older, you must replace all the electrical outlets to prevent fire! I get it that you want everything to look good But I think you should also get an idea of what the house actually looks like and sometimes the photography doesn’t do that when my dad sold his house I went online to look at it, and I literally did not recognize it It was misrepresented with the photos I think If I was a buyer, I probably would not have been thrilled But I guess all is fair in this game Comment from : @nogames8982 |

Personally, I would rather buy a house like the one with all of the wood trim, even though it’s dated, it has more character I’m tired of boring white kitchens that all look the same But Thank you for your tips! AAAGGHHH!!! Did you really say those floors need to be REPLACED?? OMG - I love all of your advice usually until this comment As viewers watch they are going to get the impression that it is okay to lay LVP over these gorgeous heart pine floors! They need to be refinished - yes, you say it a moment later, but there is no floor with greater value to a historical home (this home is obviously old, like late 19th century) than heart pine floors Sorry - just had to jump in and say this because most sellers will take the cheap way out (LVP) vs bringing out the original beauty of a home like this As an agent, I hate band-aids used in prepping a home for sale - turn of the century buyers are a niche and the true lovers of old homes will take those banged up floors anyway over some cheap substitute! brAs for the house that needs better photos - it was priced at $102/SF - you cannot even build a trailer for that these days I'd grab that just to flip! You helped us sell our home in May Now that we have moved to another state, we are looking for another home We found a home for sale in the PERFECT LOCATION Unfortunately, this 1997 home had no upgrades done to it since that date and repairs were not kept up My husband and I set a price we thought was fair for the condition of the home (water issues, all new windows needed, furnace, hot water heater and air conditioner need replacing plus bathrooms needing work, etc etc etc) By the time we would bring this up to standard, the cost would make this poor investment Lucky for us, there are always more homes Your info really helped me keep the emotion out of this possible transaction Comment from : @kaystinebrink1220 |
