I bought my parents a house down the street this way I don't charge rent but they pay the property taxes and insurance Home improvements and maintenance are tax deductible as it is a "rental" They get a cheap retirement house and when they pass I get a paid for house to help with my retirement funds It's a win win situation

The downside is that you’ve reduced the principal that compounding interest is applied to So you make smaller gains long term because you’ve reduced your principle by as much as $50K Also, your payments back to yourself count towards your max annual contribution so your 401K balance will surely be less than what it would have been had you not taken out the loanof course you also get a rental out of it Important to present all facts

Do you have the IRC provision available that allows interest from elective deferrals in your 401k as a deduction for the rental property You mention it's a mortgage, but it's not because the loan is nonrecourse and is not secured by the real estate

what do you think about if i take out 401k loan for $20, 000 and put toward down payment on duplex and rent them out, and take the net profit to pay off the 401k loan as fast as posible, my goal is to take the advantage of the high market value in real estate is going up , i know that it is not the best idea to take out loan but rather than borrow from bank with super high interest rate appreciated

What about borrowing from your 401k to do repairs on a new acquisition? I've recently done that for a new hvac unit, new carpet and some drywall work so i could keep my cash for more down payments!

I did the same I bought 111k property and borrowed 15k as down payment from my 401k and since I already own a rental and get an income of $650 a month and my monthly payment on the house is $1,015 I only have to pay about $365 out my check plus $500 a month for the loan Ohh by the way the mortgage is for 15 yrs but plan to pay it in 7 or less I have spent 5k on fixing up the house and lot of cleaning up outside the property is worth now about 140k and market prices on this area keep going up

What about the risk of leaving your job? At that point the loan becomes due within 60 days or you get a 10 penalty and are taxed on the rest as income

I learned something from you today, the interest write off when borrowing for a 401k And the kicker here is my tax preparer never asked or told me about this! And borrowing for a 401k is the easiest way to get your money! I really never thought about using it for real estate, but in 2017 I will!
