$450K Home with optimistic $2750 Mo Rental - $300 Taxes, - $100 Insurance, -$200 Maint That's a 5 Return which when factoring in the real-world rental scenario will be closer to 3-4 Ohh, ya, and you have to pay taxes on that income right;) You can get Treasury Bond well over $3 or just leave it in your 401K And I will happily pay taxes on it as I need to draw down on it This advice is BS for most

401k is a terrible investment unless your employer plan allows self directed investment or when you have a large sum to do a rollover to a business startup

Great video I never understood why someone would want to invest pretax in a 401k and pay taxes later at 65 when the amount you're paying taxes for is against a much larger balance in the future For ex Paying taxes on $100k now(cash out 401k and invest in real estate) vs (401k plan option)paying taxes 30 years later when your retirement balance is say $750k

Some of these arguments make no sense The 401K will only have an amount as a relation to what you put in it Who cares what the average amount of the typical 401K is? If I max out my contributions every year, I'm going to have a lot more than the average And taking about 40K to buy a rental property (assuming that's just a down payment)? No way you are getting $700 net from that

In case there are any doubters - 2 years ago I pulled out my 401k to buy my 1st rental house I had to pay a small penalty but now I have property that is gaining equity and I cash flow about $400 a month! Why in the hell would I save in a 401k if I can do that? Now I save up in a savings account until I can buy another rental When I retire I will have all the equity if I wanted to cash out for some reason but my intention is to just have my renters fund my retirement and pass the shares of my company to my kids when I croak Way way better than a stupid "retirement" plan

If you take/withdraw money out of your 401k, yes there will be a 10 penalty fee but there is more to it You’ll also pay capital gains tax, assuming if accrued interest and grew, and that money withdrawn will most likely put you in a higher tax bracket at the end of the year which you will have to pay o the IRS It’s not just 10

Our company has a pension plus a 401K option Over the last 20 years I have also invested in rental properties and have 10 units My 401k has grown enough if I cash it out to pay off my units and now produce 100 cash flow I am only 45 and still have several years of work ahead of me but thinking of withdrawing the 401k and securing the cash flow by paying off the rentals If I wait and the stock market goes down and I lose the 401k option It will take me about 15 years to pay off the rentals Do I cut the cord now or hope the economy does well and let the rentals pay off them selves in 15 years and still have 401k?

I have almost $100k in my 401k I'll be 57 in Dec I'm debating on whether to wait until I'm 595 to pull it out or to pull it out now My biggest concern is whether that 10 is going to be eaten up by the upcoming stock market crash anyway I'm definitely taking at least $50k out, but that might be as a loan so I can buy RE with that I still have a couple of months to decidebrThe other option is to convert it out to a solo 401k and use the WHOLE thing to buy real estate
