Property values don't always increase steadily They can be affected by various factors like the economy, interest rates, and local demand In some areas, property values can remain stagnant or even decrease for extended periods😊 Comment from : @JacobMcDonald-wb6wl |
Math aent mathing bro Comment from : @Safsbmwlife |
Fair play man you lost some weight , looking way healthier Comment from : @user-gy7og5yh2s |
That's a solid amount to get started with The first thing that comes to mind is either putting it toward a down payment on a rental property or looking into real estate investment trusts A rental property can give you consistent cash flow, but REITs are more hands-off Comment from : @DianaSilava-v6r |
He reminds me of one of the street sellers Just on a bit of a bigger scale Comment from : @redmoon8217 |
Am retiring next year but the thought of retirement gives me weakness My apologies to everyone who have retired and filing social security during this time after putting in all those years of work just to lose everything to a problem you never imagined to happen It's so difficult for people who are retired and have no savings or loved ones to fall back on Comment from : @Adams52523 |
What solicitor des that Comment from : @mariancooke1736 |

absolute joker Comment from : @iwantoutnow |
The problem is, it’s a real pain to get estate agents up North to show you properties 🤷🏻♀️ Comment from : @lizethlopez2549 |
Uff that video made me ill Comment from : @andrewking8123 |
Why would the owner of the house sell it on paper without receiving any money in exchange? Couldn't they rent out the property themselves to pay off their mortgage? And in five years, do you think the property will appreciate by 50, which is a compound annual growth rate (CAGR) of 85, in an area that hasn't boomed in the last 18 years? What if the price doesn't appreciate, and they couldn't refinance? Wouldn't they get stuck? Comment from : @rahulparashar5187 |
I mean, I like the intention but this is a lot of conjecture Comment from : @Joshua-no1it |
What shit Yeah pay me in 5 years 🤣🤣 Comment from : @Vinylmaniauk |
Hey great video Is this still viable in 2024 And is there a video explaining how to setup a purchase option agreement? Thanks Comment from : @eliedisso1420 |
Why don't the people who own it rent it out and do that? Comment from : @jacks7461 |
don't you pay tax on that £350/month though? In america it seems you don't pay tax on passive income according to some property gurusplease explain the tax implications in the UK Thanks Comment from : @nazsolomon8164 |
So how can the owner/vendor move on? with no dosh, why would they? surely if they could, they would rent out the property themselves Can you explain in simple terms please Comment from : @kirstenkingkk |
The mortgage on £80k is going to be £150? even at interest only that is incorrect You are talking so much nonsense Comment from : @Belal-Hussain |
FINDING AND DOING DEALS LIKE THIS, IS LIKE FINDING THAT £25000 VASE ON A CAR BOOT, THAT YOU PAID £15 FOR brTHE HOUSES ARE OUT THERE BUT IT IS GOING TO TAKE A VERY LONG TIME TO FIND SOMEONE THAT WILL AGREE TO YOUR OFFER brbrDON'T EVEN GET ME STARTED WITH THE FIGURES, THEY DON'T EVEN MAKE SENSE brCLOSE TO ZERO GROWTH IN THE TIME THE OWNER HAS HAD IT AND 40K CAPITAL GROWTH BECAUSE YOU ARE RENTING IT OUT INSTEAD OF THE OWNER brWHO ARE YOU, GANDALF THE WHITE? brHAHAHA Comment from : @BeatBoySupreme |
Thank u I learned a lot abt UK property Comment from : @sihlemasondo2898 |
08:30 how can mortgage payments on a £80k property be £150 per month? Even so, letting the property out probably make you a profit of £300…before landlord costs (insurance, repairs, property income tax etc) brbrQuite skeptical about this video Comment from : @snowysadventures3698 |
You are amazing! Comment from : @MrBonus0 |
please do this live to prove it can be done! #ibelieve Comment from : @VertexXander |
since 2006 it lost money but you expect it to make a 50 increase in 5 years? seems doubtful Comment from : @TTOnkeys |
No one gonna buy that for 120k place is a shit hole full of wronguns hence why the can't sell it for 80k dyor Comment from : @memyselfandi36 |
I’m a landlord and I find your assumptions too good to be true Comment from : @zardarishoulddie |
Bro said 1000£-3£ is 9997£😂😂😂 Comment from : @oliveranderton87 |
WowwwwBang on point You have just opened my eyes😮 Comment from : @willowwatts |
This a clear example of how to mislead people A mortgage of 18 years old would be down to more than half, assuming a 30 year term So the idea of negative equity doesn't exist The seller wouldn't put a price lower than their mortgage Also they are still the legal owner Your can't exchange and complete if you don't transfer the funds Therefore you're not allowed to rent it out because you're not the legal owner And this is just a few of the issues Comment from : @yannisb2178 |
The only way is to imvest in reits and reinvest the dividends Comment from : @abdulrahman31350 |
Hi Samuel I wish I knew you in April as I went up to the same area in Durham and wasted £200 on someone taking me there looking at property because so call people who I thought were friends couldn't be bothered to offer to drive, but yet when I drove, I picked them up and took them places If I known about buying with just a £1000, I would have done it, hands down TrudiAP Comment from : @Trudi-r3y |
That £82k will be worth £50k after 5 years Comment from : @adamkaan8025 |
So the 21k deposit is still based on the original price of 80k and not its potential future value, is this correct? Comment from : @theshadeofjett |
Nobody would agree to that They could just rent it out themselves why would they just give it to you to make money off for 5 years when they can do it themselves Comment from : @jackshepherd9178 |
Wonderful value Please do moke more Comment from : @ipsasingh6177 |
Boiler goes in first week, roof starts leaking, drains blocked you being the landlord are going to get it in the neck from the tenant and feel it in your pocket if you don’t get it rectified so always got to have a contingency fund aswell for any unforeseen problems Comment from : @davewinst1 |
How many fake accounts do you have!?!? Jeeze Comment from : @gogoasainfuriata762 |
You said if the price hasn’t moved since they bought the house it means the market is going to boom? I’ve always seen this as a bad sign for the street/area/house, could you explain this a bit more please? Comment from : @rkb654 |
Im curious to understand why from 2006 2007 the property price hasnt changed much But in five years rhe property becomes nearly double in value brbrCan someone explain please Comment from : @jasperatighe5967 |
Has anyone actually done this? Comment from : @KrisBkh |
Anyone would just rent the house out themselves though 😂 I can't see that happening As much as I want to Comment from : @Dustii91 |
Great in theory but so many variables What if you can’t find a tenant or get a bad one? What about the cost of repair and getting it ready to rent Also do you need to have good credit and income to be able to take the mortgage on? Comment from : @loueytutorials4052 |
could someone please explain to me what he means by re-financing the house and how that gets the 21 grand back thanks Comment from : @benjaminpowell1 |
Ta Sam, there is always a risk of having bad tenants and also the area may not be appealing, so, perhaps a long wait to fill up the vacany In these cases are there any ways to compensate the shortcomings?brPS: from Iran A bromie abroad Wed 7:30 brits time Comment from : @Sonia669 |
Okay, wait, wait wait! How do I refinance the house and actually get my £21,000 back? Comment from : @maram0796 |
I wish if I spent £3 from £1000 that would leave me £9997 😲 that’s magic Comment from : @fatimej4286 |
He dropped a Gem 💎 on us 👍🏿 Comment from : @dragonsbane2 |
Instead of doing this u can do rent to rent Comment from : @HamidYasin-r6h |
Right so Who has actually did this and has it worked / currently working ? Comment from : @Slippyshortz89 |
Question how can i get on the property market after bankruptcy discharge is it possible Comment from : @mrb-scott |
Good idea with a good house that house was terrible and nobody would buy it for higher either so you’d just be stuck with it Comment from : @davidsimeoncole |
This is bad advice The house isn’t able to sell since 2018 probably because it’s in poor condition and needs serious work and not many people want to live in the area On top, the owner isn’t budging from asking price and likely won’t accept purchase leasing agreement Comment from : @Beyonder1987 |
YOU JUST HAVE PROVED THAT THIS SYSTEM IS A ONE BIG MATRIX :) Comment from : @TruthDefender |
Do you recommend this even in the current housing crisis? I am a little skeptical but also hopeful that this could be an amazing opportunity Comment from : @ari-roars |
Question is can this be done to to get a stable 40k a year 🤔 as I'm currently working on a ways to make cashflow with little to no money and setting a small woodworking "hustle" to try and get started sold all I can so far I'm Evan trying to flip what I can aswell it's not good so far Comment from : @tonksstonks4907 |
Hey samuel i dont understand between 9:35 to the end Comment from : @FavourOloye-p6w |
You have £1000 , you spend £3 and are left with £9997 1:52 I stopped watching at this point Comment from : @s9h1nx21 |
What is in it for the owner? Comment from : @Ghs--173 |
Hi Samuel how do you contact the home owner through right move if it has been listed by property agent Comment from : @shajavirabir6717 |
Wouldn’t the current owners need to financially gain from the sale in order to move on? Comment from : @designedbyq4961 |
You just explained this so well that l now understand how it works ! Thanks Comment from : @JESUSFORALL |
But you also have to pay their mortgage payments?? Am i missing something? Comment from : @SusieTosh-q9w |
I can't believe people think this would work Someone would have to be a complete numpty to sign over a property with landlord rights and an option to buy 5 years in the future at a fixed price Never going to happen Anyone with a property they can't sell is just going to rent it themselves You are either taking the piss with this video or just an idiot of you really think anyone would sign such a one sided contract which does absolutely nothing for them and guarantees they lose money brbrYou're also wrong about solicitors fees of £700 odd quid since there's no actual sale brbrYour math is wrong too If you paid £700 legal costs, it wouldn't leave you with £9,300! You only started with a grand so it would leave you with £300! And I can tell you've never bought or sold a house before You wouldn't get a solicitor charging £700 More like £2k-£3k at best! Comment from : @paullangton-rogers2390 |

Not being funny but to buy a flat now is £400 up front for land registry and probably be near his £750 solicitor charge if you pull out after that deposit? My mortgage advisor fee was £400brbrHow are you going to settle the current owners mortgage so they can sell and move onto another property? Comment from : @Nonegiven14582 |
People going to courses like this are borrowing the course money in the first place and to get hold of a 4 bed house for a HMO is 3 grand Plus fire doors, furniture and cushion on empty roomsbrbrNever going to happen Comment from : @Nonegiven14582 |
Sick video! Absolutely loved it Comment from : @SJ_Killy |
genius Comment from : @ne48largekid17 |
Thanks Comment from : @ddeelloobbaa |
Why the person who is making 500 from rent and paying 150 mortgage would sell it ? That's would be a worst decision Comment from : @loveformothernature8042 |
Hi Sam Great content! Anyone have any suggestions how you would find out who the owners of potential houses were???? Comment from : @mash6178 |
