I went to several banks to do this as I have a rental house I let outThey would not let me remortgage against my rental although it was bought outright in cash as I do not have a jobI let rooms and this house as I sayWhat can I do? My family own estate agents and solicitors, everything you have said is correct from my research but I have been told most go bust using this method, the houses bought at auction are either from someone going bust or from divorce, the risk becomes mostly auction scams which runs out a completion requirement purposefully to retain auction fees, making you buy a legal pack with unreasonable requirements, having undisclosed reserve prices far higher than advertised starting bids, buying in bad areas and Tennant fraudbrThe LTV loans to release equity wouldn't make sense to flip for profits in the case of most examples because you repay a higher monthly price to gamble to profit with a lot of work when early repayments can save you more in interest without the work, expense and risk, to invest in a property to possibly have a Tennant repaying the loan off makes more sense long termbrGoodluck to everyone sincerely I hope you become millionaires just a warning that there are a lot of casualties on this road

Getting a Second mortgage on a BTL property (from the same lender) is a better way of refinancing long term fixed mortgages as early repayment stair-casing is costly! brMine run side by side in one payment Much easier

Would have been good to hear about other options to refinance rather than full remortgage - such as further advance, second charge etc brAs some investors may be in 5 year fixed mortgages and have good rates secured
