My husband and I own a 120 year old home that we have renovated ourselves It is 4400 sq ft and has many more needed repairs to go We will probably be working on it and maintaining it for our entire lives We are in our 50’s and thinking of moving to a smaller home But I’m so emotionally attached to it It is beautiful and paid for However so impractical What advice would you give in this situation? Audra My concept to sell or not to sell is exclusively based on risk to reward comparison Total costs in and out are around 10 A $600k house runs $60,000 fees and expenses Sp500 index has essentially no fees and expenses Same with commodity like Gold Same with dividends Real estate is not liquid but stocks and commodities are liquid Appreciation in sp500 and gold are running 25 plus As you can see, we now own 3 houses, gold, and sp500 index funds called SPY In a year we will be selling two of those houses Our dividend portfolio runs 10 yield Instead of paying property taxes, insurances, and monthly operating expenses, our plan is to cash income monthly checks It is a simple plan- houses are a liability by definition Checks coming in are assets Checks going out are liabilities Do you not agree?
