My neighbor first try to sell as is , didn’t see one car at the open house I’m guessing the real state talked her into renovating everything and she did The asking price doubled but the house is still worth in the market for 3 months 🤷🏻‍♀️

Location is key It’s easier to sell a slightly outdated house with great bones and good condition when it’s in a neighborhood that’s been in high demand For example, if your neighborhood is in high demand because it has much bigger yards than the homes in surrounding neighborhoods… Also, people would rather pick out their granite, backsplash and appliances anyways

Just sell a house in "as is" condition There isn't a single house out there that's perfect I'm not gonna be nickled and dimed to death in fixing the little things The new buyer can make those changes - that's what makes a home special and wonderful I've told some potential buyers to "get lost" when they tried low-balling my properties In the long run, a solid home will always be a solid home despite little issues

I get it that homes are sold as-is, but I wouldn;t put it in the description Every single house I have looked at as-is, and made offers on (2), during inspection found crazy issues - foundational problems, asbestos, all major red flags I never go to an opening listed 'As-is' anymore

I am over real estate folks telling you to spend money to fix up the house or stage it Of course most of the time it is for the agent to make more money in the long run The bottom line is: get the comparisons of local sales and make your decision as to what to sell it for I have over 55 newer fruiting trees and the agent said, it does not fit into the equation Oh really? I know for a fact that someone will , key word someone, will want a property with fruit trees My selling price will be based on the valuations of most recent and past home sales In my case, the home was paid in cash and it was cheap and now the area has been growing leaps and bounds I recently saw a property for a listing price of 120k and my offer was 50k I worked my way up to 70 k and it is final House and 6 acres for my next investment Live there for a few years and reap the tax benefits as i have with the current one BE SMART and take the information from agents with a grain of salt Not implying your one of those people I enjoyed your vid

My wife and i are in our 60s and we don’t have a ton of money to spend Our AC system we had replaced in 2022 and a new roof in 2021 Will paint the house and do basic repairs but that’s it The house around the corner sold for $207,000 and the vinyl flooring was torn up and had bad carpet in all the bedrooms We couldn’t believe it sold for that much It was 30 years old like our house

I am in this situation My house needs repairs but I dont have the cash to pay for them The roof is good, it has newer windows, newer large deck, newer front entrance, 3 sets of new patio doorsFurnace needs repair, radon motor died, needs new water heater, & well water fixed, new paint Septic is good Old kitchen & bathrooms Wonderful quiet & private cul du sac blue ribbon school location I would gladly do repairs but heath reasons got me financially 😢

I know someone who wants to sell and is unable update The home is in a master planned community with mature trees and PLENTY of neighborhood amenities (gyms, amphitheater, trails, elegant clubhouse, tennis courts, horse stables, lakes throughout) It is considered THE neighborhood to live, in the area of town it’s in, considered prestigious to be able to say you live there The home is in what is considered one of the more desirable subsections due to huge mature trees, size of the lots and size of the rooms, plus a pocket park The home is 26 yrs old and beautiful, in a cul de sac, on a corner I What’s wrong with it? Broken garage door opener, broken pump in the mini pond in the backyard, outdated 80’s wallpaper but in good condition, outdated original kitchen appliances but work fine, some plantation shutters have broken slats (can’t tell when open, but don’t close well) Small area of water damage to wood floor in the study (there may be something going on inside the wall) Mismatched carpet upstairs (new carpet a year ago in master, stairs and catwalk / never got around to upstairs bedrooms) A bathroom door that won’t close, but a foundation inspection was done and foundation is fine) Would you list this As-Is or no? I should add, homes in the section in great condition and with upgrades, are selling for $250K - $400K more than what they were purchased for…and more than that for those that built in the beginning

Why would you expect to spend a dollar on your home, and expect to charge the buyer more than $1 for it? May be you can if you DIY (and DIY well,and don't count your time in the deal) brBut would that work if you are just paying someone to do it? Would you expect that to work in other situations? Can I buy clothes (my choice of clothes) and expect to sell them to you for more than I paid for them?

I see people move in a completely remodeled home and rip it all out and redo it “As Is” for me Plus I don’t have tens of thousands of dollars to spend on it We have made improvements throughout the years but we like styles from years ago and dislike the sterile unlived in look that young people tend to like

last month i had a cash buyer low balling me $20k on a $183 listed, his agent talked him up to low ball me $10k i went directly to my lowest $180 and he wouldnt come past $178 and his agent accused me of "not playing" no its MY game he complemented me on my taste when they were here after the allotted time and i came home, but wanted it for cheap There are other units for lower price and he didnt buy any now i have someone who is renting a unit down the block, he has to get out bc its being sold and made an offer $180, i agreed to give a painting and wants things grandfathered in replaced he is paying $120 cash and mortgaging $60k and somehow i got stuck paying his commission of $4500 i got rolled by my agent, which is pretty crappy and im not having it ill keep the painting in exchange for 1 safety repair that i cant get an estimate on

I just sold my home as in 2023 as is truth is you will never know Before you sell your house pick a price you want, if they think you are under distress money wise they will try to lowball thankful I wasn't Stick to your price sold my house in 1 showing took 1 month start to handing over keys Real estate agents are in it to make money don't let them scam you with BS it is not Rocket science

Just fix the stuff you need to for safety and livability: good roof, good foundation, HVAC working, plumbing and electrical working Skip the cosmetics that are subjective, BUT make sure everything is CLEAN I would rather buy a house that is outdated than pay for some flipper's idea of what sells I've seen a lot of houses that had bad 'updated' features with jacked up prices AND I've seen a lot that needed work that ALSO had jacked up prices

Would 'as is' mean you are selling it with with major repairs (roof,) for example, disclosed or undiscovered by seller or buyer This could never end! As is should be defined

Thanks for the informative video I'm going to have my realtor advertise "As Is", no FHA or government loans of any types simply because in our current situation ( serious health issues) we can't I know I have a custom built home from 1929 with tremendous charm and 90 percent original architecture, new furnace etc I've been told by many realtors its a very special home, I may not make top dollar but I certainly won't give it away

Once you begin doing repairs you will discover all kinds of problems you couldn't have foreseen There is a lot of rotten stuff behind those walls and under the old toilet etc What might be a $50,00000 repair estimate can quickly turn into $100,000 or more Any house that's more than 50-60 years old is a huge money trap if you are not careful I'd rather sell "As is" than start doing major renovations Clean Granny up and let her go! She can't be turned back into a beauty queen without replacing everything Finally, how do you think a new kitchen will look if the rest of the house isn't up to the same standards of quality and look? Make sure there are enough workers to do the job as well

Big difference between upgrades and repairs You will almost never get back the money that you spend on upgrades before selling But needed repairs will drive down the value of your home and what it will sell for Do all needed repairs If the buyer wants something replaced just because it is old - tell them to pound sand That assumes that it is in working condition Offer to buy them a home warranty for a year if they continue to whine

There are several exceptions to the general rule of course One would be an older home on a unique and valuable lot (lakefront, etc), the desirability of the location would hold most of the value here, so less adverse impact of marketing "as is" Also, many buyers plan extensive re-models regardless of condition (they of course won't tell the seller this because they would lose the negotiation leverage), so sometimes it pays to stick close to your price with "as is", at least in the beginning anyway

So why even label “As Is”? 😊 Just market the house in whatever condition it’s in, like “gently used” furniture lol Shoppers know what’s a fair price Whether labeled “As Is” or not, it is the buyer’s responsibility to do the fine-tooth-combed professional home inspection Cheers!

Let's say your house needs $10K of repairs So you accept an offer that is 10K less than an appraisal The alternative is to spend the 10K in repairs prior to listing Since repairs have paybacks of less than 50 percent, I'm in favor of the as is approach

Some Buyers think that a working yet older HVAC system is reason to ask for a new unit or credit at closing That would be considered an upgrade, not a repair That's void of logic to replace a working unit, despite its age Advertise "everything is working, but selling AS IS"
