You only spoke about the south end of the city without mentioning that there are several neighbourhoods in Guelph that one could easily argue are much more appealing than the "Guelphissauga" south end Also, from a property tax perspective, you said that Guelph is part of Wellington County This is incorrect While the seat of Wellington County is indeed in Guelph, the city itself is a single-tier municipality that is independent and separate of Wellington County
