Your plan relies on reliable tenants I have been a landlord for one of my houses for 15 yearsbrWith our tenant landlord laws you can not evict a non-paying person for 3 months by the time it goes through the courts, even first and last only covers one month brIt has happened a few times over the years to me , just have a back up plan for that
