Great video great explaining, I have just a question let’s say I found a house that costs 300k after doing the 70 rule the price goes down to 210k minus the repairs let’s say for an example 50k that’s 160k so I should try and buy the house for 160k?? These deals are tough in 2024 here in MA AND; getting local contractors to view a property to submit an esimate is nearly impossible! You need to have that relationship established already Speaking of that, how do you divide up what each of you brings to the table? For me it sounds too good to be true What are the downsides of this? For example when once you put it out on the market for sale you are not guaranteed to get the price you want, there’s a chance you might need to lower the price down which could lead to less profit
