The thing I don't understand is Dave always says things like "not including raises and saving even more" all the time in his calcualations for the future But, I feel like, the unexpected things tend to be, NOT extra opportunities for more money, but things breaking and costing MORE money And life in general costs more plus inflation Maybe it’s just me but I feel like as soon as we FINALLY get the emergency fund built up, and a few investment started something needs fixing or replacing Thank God for how Dave helped us get out of debt but Investing/saving up for a house is very difficult

There is a lot of info missing; did they start from 0? Were they helped in any way by their families? Did they receive some inheritance? At that age it would be hard to find a job that pays them enough to save so much 36k/year means 3k month for two people Don’t they have to pay rent, other expenses? It’s not impossible but It creates a fake impression when such details are missing

My husband and i just paid 110k for our house in a quite quiet rural area it a 1500 square and i love it its amazing cash is the way to go we commute 1 hour to work he make 100k and me 30 its possible just save but enjoy life as well !!!!

Dave Ramsey doesn’t understand that times are changing, it’s vastly different 30 years ago than today, 1950s you can buy a house for one year salary $5000 house and $5000 yearly salary for a entry level bookkeeper, today, $40000 is yearly salary for the same job but houses are $300000 and above, going into debt in mortgage makes sense today as long as you have at least 20-30 down payment and interest rates were vastly lower today, you can get mortgage @3-4, in the past, 80s, rates are at 10-12

This advice is a bit too simplistic because in the current housing climate, the $200k house you are saving for could be selling for $400k by the time you have spent 5 years saving This would suggest that you also need to be investing your lump sum in order to keep it growing with house price inflation?

Get a mortgage; 15 year buy and shop around on closing costs and interestbrbrGenerally speaking a mortgage reseller (who just sells off your mortgage immediately after it is offered) vs a mortgage servicer (who sells mortgages AND collects payments) is going to give you a way better deal

In order for them to save $200,000 in five years they would have to save $40,000 a year and $3,333 a month I don't know what their jobs are in their twenties that would allow them to do that but if they can great I'm in my 50s and I'm not able to do that
