I dont quite understand how the math works, maybe somebody can help? So if I buy a piece of land and build a fourplex on it lets say for a total of 1 mio CAD and I get 7200$CAD/month for the rent My yearly mortgage would be 71,51028$ (25 years at 525) My yearly rental income would be 64,800 (86,400 times 75 because 25 is expenses such as property tax, insurance, repairs, etc) There is no room there to run for positive cash flow I calculated it with some other projects and the best I came up with is maybe breaking even at the end of the month There is no positive cashflow

Instead of going for a 30-year mortgage can you just take out a line of credit and essentially bypass the interest payments from the very beginning?

My plan is to do this maybe in less than two years time Depending on the bank your trying to get a HELLOC from like say NavyFederal, they are harder in my opinion to get approved I did try to get one once before like three years ago with my soon to be Ex -Wifie and they didn't approve of it based on my credit ratings, i barely made the ITD ratio but the final was my score was few points below there minimum brbrThe only reason i tried with them was they have a really good benefits, up to 95 LTV on your equity borrowed, 20/20 draw periods and the Platinum Credit Card as well

I have a home fully paid and a second home I use as a rental property I wanted to get a Heloc to use as a down payment for another long term rental property I understand the variable rate and rates are high right now but since I really have no expenses I wanted to get the home and rent it out I understand that I may be paying out of pocket for a while but eventually the rent should take care of the property Do you think this is a good idea?
