Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets

This title is misleading I was looking for dave to give an actual strategy He was obviously way over leveraged when he went bankrupt Thays not the same as a slow and steady buy and hold for cash flow I have a few well performing properties, and im not in any of the risks he mentions Except possibly not getting paid if someone files bankruptcy That's a new one i never knew about

First mortgages with rates of 8 to 9 and 9 to 10 were common when I bought my first house to live in, which was in Miami in the early 1990s People will have to come to terms with the fact that we may never get back to 3 Home prices will have to drop if sellers are forced to sell, and appraisals will drop as a result I'm very certain that I'm not the only one thinking this
