Does his book actually go into detail about how he invested with no money and not good credit? It seems to me that if someone has the money, and the credit, wouldn't they just invest themselves, rather than invest in a partnership with you?

I can afford the property, but sadly the bank has very strict rulesbrSo it doesnt matter if I can afford it now if my only option due to formulas that dont take real life into account is to wait until I can prove it :/brbrbut I am still looking at options though It just seems that my only option is to find somebody that can cosign for mebrI was given a lease option once, but they wouldnt let me rent out rooms while leasing, which defeated the pointbrStill, interesting to think about each of your pointsbr1) I can afford the mortgage, so I dont need that I also dont have history in real estate so no partner would likely trust me on my credit score alone lolbr2) Sadly on any loan, most of my income comes from overtime and always has, but I have only been with this current company for 8 months It is the one I will be with until retirement though and I just got a promotion that starts Sunday in fact But they want 2 years before they can accept overtime as income, so no go there, not in this area anyway I am looking into other states, but that has its own stresses as a new investor and because I really want the first house to be something I can live in so I can stop rentingbr3) No existing propertybr4) I dont need private money partners but I just need a cosigner The house I want is a perfect investment Standalone basement 2 bedrooms with kitchenette, and 2 bedrooms upstairs so I can rent out that second room, and close to shopping, light rail, good neighborhood, etc It is exactly what I need to get started :3 I just need to find somebody who will look at the numbers and see its all solid from my end and investment wisebr5) Hard money lenders, no thanks I would need 150k down to make the lenders happy, and that at double digits interest kills investment profit I think those are better for people who could pay that down quickly or just need a down payment, right?br6) I was offered a lease option but with no allowance to sublease, which defeats the purposebr7) I think seller financing would have the same problem as bank loans as they still wont take into account your renting out rooms as income, though they may accept consistent over time with less than 2 year history, but in this case the seller seemed determined to get financing the traditional routebr8) Not sure what that means but this is actually a renovated property done by an investor Its all new and still a good price for the area I did the research and am happy with the deal, but this goes back to him wanting to do traditional financing His house does go for 100 financing option, but either way, its just down to getting a cosigner willing to look at the numbers and maybe make a deal for the support

Great advice but you can definitely go from being completely broke while finding real estate deals You just need to find absentee homes, contact the owner with pre qualified tenants There's a lot of ways to make money in real estate when you don't have any cash

What they fail to say most of the time is that you need good credit and 2 years of consistnet income lol or crap ton of money along with good credit Phrases like no or low momey down etc etc I have a felony cant get on the books job so i do not qualify for any of this My option is to find a partner which is almost impossible or to sva e a lot of monet to do real estate Just saying

Hey Brandon, I hear all about no money down or low money down to get into real estate investing, but what I have actually found is no one ever talks about how much it is to get your LLC started, to get your phone system in place, to set up a PO Box , so my question is what is the real price to start real estate investing? Are you telling me I can start without any of these things in place? I hope I am not coming across negative b/c I am super pumped of the opportunity REO has to offer but never hear about the "TRUE" cost to start!

i purchased a loft in surrey bc for 290,000 with 100 borrowed $ , got a renter in the place 1450$ a month took the downpayment of 20 of another mortgage i cant say i watched this video, but i love you guys bigger pockets and hell yes you can invest with no money down :)
