This is crazy I was doing this already ❤🎉 my first house I bought was a duplex and I live in one side and rent other rooms out my outa pocket for the house while living in it is only 475$ I only have to work part time but I work full time while renovating the side I live in once I’m done with that I’m pulling equity and buying another duplex and so on! I didn’t realize this was a investment strategy 😂

You are assuming the amount you've borrowed eg $250,000 for a house you've paid $300,000 for that the equity is more than what you started with and not less in the following years of your loan, (this is an old idea that assumes there is capital growth ) otherwise you will owe more than the property is worth, eeekkk, the bank will foreclose unless you come up with the shortfall

I was not doing the velocity of money investing since is too risky because I do not have extra no use capital to absorb any down turn Velocity of money look like some kind of triple leverage stock concept in the stock market if everything go well your life is wonderful, when everything goes wrong you will 100 sure loose in straight line your house, car, job or probably even your wife like during the financial crisis of 08 but velocity of money investing look like is a smart way to not need to pay any tax on your initial bet investment

You keep saying buy another house with $5,000, how can you keep buying a house with $5,000? After your primary house, your next house will be an investment and will demand a higher down payment The idea of compounding investment is not new but getting there is much harder than just $5000 and you will buy a house No lender will lend your investment property just $5,000 down

Hold on I get the point and you are right But this doesn't make sense Can you really buy a house in the US for 5k? Without a loan? How about loan expenses? Taxes? In my country, it does not payoff, because what you pay for a loan monthly, is higher than you can rent it out, still I would get my money moving, but not without spending more money

I am also huge on crypto and heavily invested into that market, not so much into stocks anymore I also have some investments in commodities such as gold and silver I was wondering if there is anyway to stake gold, silver, palladium or platinum as well like you would in certain crypto tokens like NRG?
