Everyone's situation is different but I would strongly consider the boring strategy of just rolling all of your equity into the new house Your monthly payment will be lower, and those monthly savings can go towards your investments Eventually you want 100 equity in your house Resetting the clock at 80 every time you buy another one makes that difficult brbrRun the numbers carefully as well Transaction costs, moving costs, the cost of new appliances and furnishings as needed, the cost of repairs and renovations needed up front, etc can really add up and bite you

If possible, I would put enough money into the down payment for the new house to ensure the new mortgage payment isn't higher than the current mortgage

You just roll the equity from one property to another, but take out money for any major renovations that will be needed, and maybe a little more if your investments to equity ratio is too low

One strategy often overlooked is to use some of the excess cash to pay taxes for Roth conversions Wife and I both have substantial regular IRA accounts and with her retiring a couple of months ago we are planning to do small Roth conversions throughout the year With our income dropping we can convert more dollars to our Roth accounts

I was in the same situation I sold my house in the city and moved into the burbs The money from my city home sale is enough to completely pay off my new home, but I'm choosing to invest for now when the interest rate is low If the rate rises above 5 on my variable rate mortgage, I'll pull money from the investments to pay off the house

That is what happened to me- I put the difference after paying down debt and other big liabilities I am now needing to think what I want to do with extra but scared to invest out of fear Just recently moved early 2022 - oldest graduating college next month which we paid for his entire forge so no student debt for him Youngest is a junior in HS so have money for his college Saved a decent amount for our retirement- mid 50s and both work and make average with 401K This is definitely making me think FOMO and nervous so thank u!!
