All of the hard money lenders I have applied for have told me I need to show a minimum of 4 successful flips before they will work me Are there reputable hard money lenders that will fund the deal without you having done a flip previously I just want to get started but I am having trouble bc I dont have a private investor to work with Any help is greatly appreciated

If I want 100 finance for a fix and flip and I’ll pay the rehab With the rehab is 30,000 and the house value is 360,000 but I get it for 340,000 does it sound like something a hard money lender would be willing to do?

Will they want you to pay all the internet and fees up front or month to month like with a bank loan? Say if I have a 6 month term but pay the loan off in 4 months, do I save those 2 months in interest?

can't you fix and flip the house without buying the house and paying sales taxes ? like buying with a transferrable term buy contract down payment and getting 6 months rental usage time for example like a rent to buy agreement only difference rent for 6 months which is your fixing and sell term and transfer the sale to the buyer and pay only one time sales taxes instead of twice ?
