i'm about to put my house on the market to move to portugal, i can't bear another minute of the madness in washington i just bought my dream house, a historic mansion in a small town it is a desperate fixer upper i had big plans, but i needed to go enjoy life for a few years after working for decades i did a couple cruises & lots of nearby upstate ny camping trips i had a blast but i have no money left after house sale taxes & buying basic appliances that are ridiculously priced i sold my two family within a few weeks i worked my butt off getting it ready, throwing 30 years of accumulated junk out, donated, & given away, put out front for people to take & i still had too much stuff here i am again, i have to sell & decide what repairs to make on a no credit card, minimal savings i'm working with my realtor & a handiman she hooked me up with i will go with her suggestions within my budget but i'm exploring the subject while i finish up my dental work, taxes, & other major things going on i keep making things harder for myself i'm breaking things, spilling i get like this when i'm doing new overwhelming adventures & advancing my careers winter has not helped with the constant heavy snow but spring is finally here & i'm looking for motivation & inspiration to get things done thank you for these clear, concise instruction i did thoroughly scrub my house & took everything out but the very few pieces of furniture & my realtor helped me stage it i love how my livingroom looked in the photos i lived there 20 years the buyer kept saying 'it's so clean!' if only she knew so i am getting rid of everything this time i'm just keeping a few cherished pieces of furniture, my library books, & a few other things i'm 70, it's time to have an estate sale & save my family the excruciating process of it i'll give them want they want now so theres no fighting after i go i apologize for my verbosity let me check out your other videos

I and late husband owned our own real estate company I have learned basic rules of thumb when selling a home 1 Make sure you have a good foundation 2 Good roof 3 No termites 4 Don't put in new flooring unless what it there is damaged or smells bad 5Do not upgrade your bathrooms or kitchen, unless they are broken or unusable You ask whypeople want to put their own mark on the house Rarely will you get your money back on a totally renovated kitchen and bathroom 6 You are better off painting the whole house in a neutral color Get rid of your bright colors to give the house a clean slate 7 Clean, clean, clean Declutter, declutter, declutter If the house has good bones, structurally sound, the buyer will know that it is worth fixing to their taste

in a new realtor in canada and a client just asked me if he should do the flooring and many other things and my instinct was no because you could waste money for buyers who wouldnt like the new material and you just put words on what i was feeling Thanks !

Mom’s cabinets are custom made and dark oak Today it would cost 35,000 to replace them We are putting in a new countertop and the appliances are old so we will buy new We will paint the interior We will replace exterior doors We will do minor electrical upgrades We will put a new Central AC in as the old one is 35 years old! The furnace is new Water heater will be replaced Finally minor fixes here and there And exterior Shudders will be painted And finally we have a buyer who loves what we are doing and will pay us well The home is out in the country!

In my (strict) Florida neighborhood, the HOA stipulates that EVERY house must have the same exact shingle (Owens-Corning Duration) and the same color (Desert Rose) After Hurricane Ian there was a shortage of O-C shingles and people had blue tarps for a year or more

There should be a disclaimer that this advice is regional and for marketing blue collar inexpensive homes When you're in the 15 to 2 mil area, buyers with that kind of money want "turn key", just move in and upack No fixing I'm in Toronto Canada, and the houses that need work sit on the market a lot longer than the turn key houses A $200,000 reno can bring $400,000 higher selling price, up to 100 ROI on the renos

I totally agree We're painting inside and out and focusing on repairs and replacing broken items like leaking faucets Also sprucing up the landscape and changing out light fixtures/bulbs, but those are inexpensive things that can make a big impact

This is so true I look at homes for sale and you can tell the re-did the floors or the kitchen or paint, and the first thing I notice is that and think that would be the first thing I would change, I rather they concentrate on the big items like hvac, roof, foundation, plumbing, electrical, etc rather than cosmetic

I painted all the walls and they look great, but what about the disgusting shaggy brown carpet from the 70s I took a carpet cleaner too it and it looks better than it did, but still very bad? Should it be changed for a new carpet?

Love your videos! What you said about a smelly home really resonated in my olfactory memory! When we were home shopping a few years back we checked out a house that absolutely stunk! Our realtor shared whythe homeowner painted the inside of the house and was smoking cigarettes while doing it It was horrible and we didn't stay long inside

While I agree that one doesn’t have to remodel a kitchen or bathroom and spend $50000 it would be nice if the home didn’t look like 1980 in 2022 Owners should update their home as they live and enjoy the updates so they can get a nice $$$$ for their home when they are ready to sell As a buyer, I can live with a kitchen color that I may not like vs having cheat ass dysfunctional cabinets from the 80’s I agree with a nice neutral color paint inside and out, declutter and clean clean and clean

Too many sellers leave pictures, junk, refrigerator magnets, etc Sellers need to declutter by throwing stuff out or renting a storage facility and get all but the bare necessities out

She's so right When we sold our home, our real estate agent was like upgrade, upgrade, upgrade We didn't have the time or money to do all that upgrading so instead we offered a credit (if and only if) the buyer made a big deal about it Yes, it took us a little longer to sell the house; but our location was great Eventually someone saw the light We lowered the price slightly instead of all the upgrades; it made it easier for the buyer to pick what they wanted for the kitchen and flooring after they moved in

Right on There should be a section for single males who do not want a second marriage, 6ft fenced and single females need a pass to get in unless they are related IT IS THAT BAD WITH SOME (MOST) OF THESE OLDER WOMEN Thank goodness the internet has taken some pressure off
