the biggest problem with your equation (and the centerpiece of monetarism) is that Price and quantity in your equation is price of everything that money can be spent on , and quantity is anything that money can be spent on! it is NOT the CPI and real income So when the PRICE of housing was shooting up 20 a year the FED did not realize that it monetary policy was too loose AND WHY DID IT NOT REALIZE, becuase it does not know what money is and it controls reserves and not the money supply
